Denver Real Estate Market Update: February 2026 Shows Spring Momentum Building

If February is any indication, the Denver market is waking up earlier than usual. We are seeing more inventory hit the market, more buyers stepping off the sidelines, and a noticeable improvement in affordability as mortgage rates dipped below 6% for the first time since 2022. That does not mean we are back to the frenzy years. It does mean serious buyers and well-positioned sellers have a real opportunity right now.

Inventory is rising, but we are still below historical norms

Active listings in the Denver metro market climbed to 8,988 in February, up 5.07% from a year ago and up 9.24% from January. Even with that jump, we are still well below the long-term February average of 12,396 active listings. In plain English: buyers finally have more choices, but inventory is not bloated by any stretch.

One thing that stands out is the condo segment. Attached inventory rose more sharply than detached homes, which means condo sellers may need to be even more disciplined on pricing and presentation. Detached homes remain tighter by comparison.

Buyers are moving again

Pending sales jumped 15.27% year over year, a strong signal that buyers are re-engaging as we move into spring. DMAR also noted that competitively priced homes in prime locations and great condition are drawing multiple offers again. Not 2021-style chaos, but definitely renewed urgency on the best properties.

That is the key distinction in this market: good homes, priced right, are moving. Homes that need work or are priced like it is still peak-market season are sitting longer and attracting bargain hunters instead.

Prices softened, which is helping demand

The market is not collapsing. It is recalibrating. Median close prices were down year over year, with attached homes showing more softness than detached homes. That softer pricing, combined with lower mortgage rates, is improving affordability and bringing buyers back into the game. DMAR’s expert commentary described this as a healthier balance between supply and demand heading into spring.

For buyers, that means more negotiating room than we have seen in recent years. For sellers, it means strategy matters more than ever. You cannot just stick a sign in the yard and expect top dollar.

Mortgage rates below 6% matter more than people think

This may be the biggest psychological shift in the market right now. DMAR reports the 30-year fixed averaged about 5.98% in late February. On a $400,000 home with 20% down, that is roughly a $189 per month payment improvement compared to last year. That is real money, and it is enough to pull some buyers back into action.

For buyers:
You have more selection, slightly softer pricing, and better financing conditions than a year ago. That said, the best homes are still getting attention fast, so being pre-approved and ready to move matters.

For sellers:
This is still a solid market, but it is less forgiving. Homes that are clean, staged, well-marketed, and priced correctly are getting results. Overpriced homes are getting stale.
